What is a Bridging Loan?
A Bridging Loan is an interest-only facility designed to bridge the gap between selling one property and buying another. It can also be used to secure a new property while waiting for longer-term finance or to fund refurbishments before refinancing
Key Features:
🟣 Loan Amount: £50,000 – £450,000
🟣 Maximum Loan-to-Value (LTV): 75%
🟣 Term: Up to 12 months
🟣 Repayment: Interest-only payments each month
🟣 Rate: 10% per annum
🟣 Security: 1st legal charge on the property
🟣 Affordability: Loan must be demonstrated as affordable, with stress testing applied
Who Can Apply?
Our Bridging Loan is available to Isle of Man residents applying in their own name. Applicants must be aged 21 or over and be able to demonstrate a viable repayment strategy, such as the sale of property, fixed deposits, pension funds, bonuses, inheritance, or refinancing.
Costs & Fees
🟣 Arrangement Fee: 1%
🟣 Legal Fees: Payable by the client
🟣 Penalty for Late Repayment: Equivalent to two months' interest
🟣 Valuation: May be required depending on the LTV and reason for the loan
